David Hunter — Chattanooga / Nashville, TN. Owns Ascend Property Management (420 doors) and DBH Construction (licensed GC). Building Dane IQ, an AI-dispatch SaaS for property managers. Runs everything on a Mac Mini at home. Currently #1 on the 30-day Agent Architects leaderboard.
Started Sept 2025 on Replit/Lovable trying to fix his own maintenance-coordination pain. Joined James's community Feb 26 2026, migrated to Railway + Cloudflare in March, and within weeks had a product (Dane IQ) and a teaching brand (AscendOps).
His stated principle: "Focusing on a niche and hammering hard at that one problem is the easiest way to make money in AI."
He renamed cortextOS to AscendOps and loaded it with property-management domain knowledge. The agent is named "Dane" and runs 24/7. Students who pay get the repo; when a student builds a useful agent (e.g. a leasing specialist built a renewals agent), they push it back to his repo — so every member inherits it. The community becomes a distributed build team that compounds the repo's value.
VPS (cloud) = the Brains. Maintenance Coordinator, Vendor Routing, and Resident Communication brains. They reason, apply rules, decide workflows.
Mac Mini = the Hands. Browser-operator agents, each with its own isolated Chrome profile. Every browser task runs through a queue: reserve a profile → execute → return result → release the profile.
The loop: VPS brain → asks the Mac for current state → Mac reports → VPS decides the action → Mac executes in the browser → Mac confirms → VPS logs the next step.

Funnel: agenticpm.io (built on Lovable) + Google Calendar booking → free 30-min discovery call → qualify → Skool signup → DIY install frustration becomes the designed upgrade trigger → done-with-you. Free lead magnet: a "PM AI Starter Kit" (Playbook + Questionnaire + Prompt Pack) for email capture.
Distribution: pure conference + webinar play, zero paid ads. Spoke at the Southern States PM Conference, invited to the National conference, presenting a July webinar to ~600 property managers.

The structural play maps 1:1 onto what we already run for Van Every / TTC. The hardest technical part — browser-automating software with no public API — is something we've already solved for ChiroHD and SKED.
| David's PM system | Chiropractic equivalent |
|---|---|
| Dane IQ work-order triage → vendor routing | Patient intake → appointment routing (new / acute / wellness) |
| Maintenance Coordinator Brain | Front-desk / scheduling coordinator agent |
| Resident Communication Brain (texts tenants) | Patient communication agent (reminders, follow-up, recall) |
| Playwright vs Property Meld / AppFolio (no API) | Playwright vs ChiroHD / SKED (no API — already running) |
| Encoded PM judgment as decision trees | Encode Dr. Zach's clinical routing (new vs returning, KST vs Talsky, urgency, outcome tracking) |
| iMessage to vendors/techs | SMS / iMessage to patients |
| AscendOps repo w/ community-contributed agents | "AgenticChiro" repo — clinicians contribute their own workflow agents |
| $99/mo repo · $5K install · $500/mo coaching | Same offer ladder for chiro office owners / managers |
Next step if you want the repo internals: a $99/mo Agentic PM membership (skool.com/agentic-pm) would expose his CLAUDE.md, the Playwright scripts, and the decision-tree structure directly — cheap intel for a resale model we'd be building anyway.
